Old Town — the grid around Main Street and Range Line, the Arts and Design District, and the streets down to 96th — was built from the 1920s through the 1960s on vitrified clay laterals, and the trees planted with those houses are now big enough to find every joint. Home Place, the unincorporated pocket that Carmel annexed, is postwar ranches on clay and some Orangeburg. Everything from Village of WestClay and Brookshire north to 146th is 1980s or later on PVC, and those lines mostly fail only where a builder left a belly or a joint was glued badly.

Do you charge extra to come to Carmel?
